The Avenue, London


The Avenue, also known as One Bedford Avenue, is an office and retail building on the corner of Bedford Avenue and Tottenham Court Road in London’s West End. The building is owned by property investment advisory company, AshbyCapital, and was developed by property developers Exemplar.

The Avenue is a seven-storey building providing 71,000 sq ft of office space and 14,000 sq ft of retail space. It is located 100m from the entrance to the newly refurbished Tottenham Court Road station.

The building, which completed in March 2017, was designed by RIBA Stirling Prize nominated architects, Bennetts Associates, and built by main contractor Mace. Its façade features a contemporary art installation by Lilah Fowler. The Avenue has a BREEAM environmental and sustainability rating of ‘Excellent’.

The top three floors (24,000 sq ft) of The Avenue were let to global travel technology company, Skyscanner in a deal announced in January 2017.

47,000 sq ft remains at the building, set over four contiguous floors, which is being marketed by joint agents CBRE and Savills. Agents for the retail are CBRE and Nash Bond.

The Avenue is located 100m from Tottenham Court Road station, which completed a £500 million modernisation and expansion programme in preparation for the new Elizabeth line which will run through the station next year and also for the planned Crossrail 2 project which includes Tottenham Court Road on its route.

The West End Project, a £40m regeneration project, will bring further changes. The Project includes creation of a new car-free boulevard down Tottenham Court Road, wider footpaths, and four new public spaces including a new park immediately behind Tottenham Court Road at Alfred Place.
