Lakewood Crossing is a 495,000-square-foot (46,000 m2) retail complex in the Smokey Point/Lakewood neighborhood of northern Marysville, Washington, constructed by Powell Development. It opened in September 2006 with the opening of its first tenant, Costco. As of December 2014, over three dozen tenants have opened stores in the complex including seven anchor tenants: Costco, Target, Best Buy, Marshalls, Office Depot, Petco, Michaels.
It is located at Exit 206 (SR 531/172nd St. NE) off Interstate 5, south of 172nd St. NE. It is the largest retail complex in Northern Snohomish County. Lakewood Crossing currently includes such stores as Costco, Red Robin, Target, and Best Buy.
Additionally Lakewood Crossing has two dentist offices and three vacancies measuring 1,103, 1,245, and 3,423 square feet.
Since the opening of retail stores in Lakewood Crossing traffic in the area has dramatically increased. Currently, there is only one main access point for Lakewood Crossing, which is 27th Ave NE and SR 531. WSDOT has no plans to improve this section of road. WSDOT deemed the current road infrastructure sufficient to support future traffic for Lakewood Crossing when WSDOT approved road plans for the area before construction.
An additional right turn lane from eastbound 172nd Street to the southbound I-5 on-ramp, reducing congestion at the most congested exit from Lakewood Crossing, was added in late 2007.
A new overpass connecting Twin Lakes Ave. and Smokey Point Blvd. via 156th St NE was completed in 2013. The overpass currently provides no additional access to Interstate 5 but there are plans for that in the near future.
On 156th Street, there was a railroad crossing that was closed in 1999 because of the dangerous conditions. Officials have said that this crossing may be reopened with safety improvements to alleviate congestion. Also, there will be an overpass from 156th and Twin Lakes Ave. across I-5 to Smokey Point Boulevard, with provisions for future ramps to Interstate 5 when growth warrants it.
